New Tecumseth Monthly Market Update - April, 2024


 

▪️The next few months are going to be very interest when we talk about sales statistics. This years Spring Market is off to a steady start in New Tecumseth.  

 

The first interest rate cut since before the Pandemic is expected at the end of July.  Not June as earlier predicated. The best rates are around 5% fixed term right now.

 

▪️What’s interesting about these numbers? The relatively low Months of Inventory, 2.5 MOI.  Anything under 3 is said to be a Sellers Market, and prices will be rising. 

 

▪️Sales are healthy and the number listings are growing fast. The smart Buyers are back and looking to get ahead of the heated market that is predicted when rates will decrease.  

 

▪️Avg Sale Prices are close to March’s numbers and have been floating around $900k for the past year.

 

▪️Is it a good time to buy? I think so! Especially before the rate decreases which will increase prices.

 

▪️Is it a good time to sell? I think so! It is officially a sellers market.  Prices will probably increase in the 2nd half of this year.  Nice homes are selling fast. Anything under $800k is hot. Call to discuss!
