 In March 2025, 45 homes were sold, a slight uptick from 44 in February. Active Listings increased to 213 from 169, while New Listings jumped to 151 from 98, indicating a stronger push into the spring market. Inventory is building, but demand appears to be holding steady.

Pricing Trends:
 The average sale price for all home types in New Tecumseth dropped to $807,311, down from $888,322 in February. The Benchmark Price remained fairly stable, coming in at $844,100, a slight increase from $822,100 last month. This suggests a bit of price compression at the upper end of the market while benchmark values are holding.

Market Dynamics:
 Homes took an average of 35 days to sell in March, a slight increase from 30 days in February. While it's a minor setback, buyer activity remains steady as we move further into the spring market. Months of Inventory (MOI) climbed again to 4.7, up from 3.8 last month. Many consider 4+ MOI to signal a shift toward a more balanced or buyer-friendly market.

Interesting Observations:
 Year-over-year, Compared to March 2024, both new and active listings saw substantial increases versus March 2025. New Listings rose from 115 to 151, while Active Listings nearly doubled from 110 to 213 — highlighting a significant boost in available inventory heading into the spring market.  Much of this slowdown is still being attributed to ongoing buyer hesitation tied to tariff concerns and general economic uncertainty — although there are signs of cautious optimism returning as weather improves and rate cuts loom.

Conclusion:
‍ Is it a good time to Buy? Yes — with more inventory and prices trending lower, it’s a good opportunity for buyers who’ve been waiting. Is it a good time to Sell? Maybe — homes that are move-in ready and priced correctly are still selling well. However, competition is growing as more listings come online, so presentation and pricing strategy matter.
