Sales and Listings:
In February 2025, 44 homes were sold, up from 42 in January. Active Listings increased to 169 from 151 in January, while New Listings saw a small decrease to 98 from 103. These softer numbers are being attributed to the uncertainty surrounding the tariff threats and the intense winter weather in February.
Pricing Trends:
The average price for all home types stands at $888,322 down from $919,222 in January. Benchmark Price was down to $822,100 from $845,000 January.
Market Dynamics:
Homes in New Tecumseth took an Average of 30 Days to sell, down significantly from 43 in January. Happy to see this as it shows the sales heating up for the spring market. The market had a small increase in Months of Inventory to 3.8, up from 3.6 in January. This happened because of the increase in listings from the start of the year. Most say over 4 MOI is a buyers market.
Interesting Observations: Year-over-year, February ’25 Sales vs. was lower than February ’24, 44 sales vs 59 sales. Tariff threats and weather.
Conclusion:
Is it a good time to Buy? Yes, prices are similar to a year ago, but likely increasing in the coming months with the spring market and lower interest rates. Is it a good time to Sell? Yes, Sales are ok, inventory is lower and prices are competitive. As the spring approaches, more homes will come to the market, making it more competitive for sellers. And who knows what the future holds with the tariff threats. Newer or updated homes that are priced well sell the best in this market. Older homes that “need work” are harder to sell right now.
