Weekly Market Snapshot: Jan 8- Jan 21, 2021

I’ve missed the last couple weeks!

Volume in January is picking up! The pace and velocity of the market is so high right now, especially being the middle of January, a traditionally slow time.

Inventory is still incredibly low, and demand is super high! Every new listing on the market has literal line ups to get inside, multiple offers on offer night, and suddenly selling for $100k over asking is normal!

New Listings just outpaced Sales for the last couple weeks.  I hope this trend continues, and increases, because homes for sale are at an all time low and it’s having volatile effects.

It will be very interesting to see how the coming weeks unfold, and if New Listing continue to come on the market at a greater rate.

It’s obvious the pandemic second wave concerns, stay at home order and deepening winter are having little effect on demand. We will see what this does to the number of homes for sale in the future.

It’s is still a very strong Sellers Market with low inventory and strong and competitive buying demand.

Any kind of well priced homes are selling very quickly and often for over asking price and with multiple offers especially in the under $700k price range.
