Average Sold Price: $1,181,536

Average %Difference List Price vs Sale Price: 102% Average Days on Market: 32


May 20-26 Stats:

Average Sold Price: $884,056

Average %Difference List Price vs Sale Price: 98% Average Days on Market: 18


May 13-19 Stats:

Average Sold Price: $1,023,991

Average %Difference List Price vs Sale Price: 106% Average Days on Market: 11


This is what a shifted market looks like!  Sales have come to a near stop!  This is not the standard Spring market.

New Listings are way up and Sales are plummeting!  We believe the flood of inventory and increase in interest rates has caused buyers to pause, observe and assess the market.  Uncertainty is delaying peoples decisions.  Buyers may be waiting to see where prices go after the dust settles.

Weekly average prices are all over the place because sample sizes are shrinking.

Sales strategies have shifted now.  Holding offers, Offer Nights and bidding wars with multiple offers is not the standard strategy anymore, and when attempted, sometimes fail.  Much more common now we are seeing properties listed around "market value" and sellers "accepting offers any time".

Selling in this market has become more challenging, but prices are still near their highest level ever.  The nicest and best priced homes will sell the fastest. If you’re buying, tides have turned! Buyers now have options and time on their side! Negotiate hard and stick to your goals!  There are some "deals" to be had.
