This is what a shifted market looks like! Sales have slowed greatly from the first
quarter. 30 Sales vs 199 New Listings! This is not the standard Spring market!
New Listings are way up and Sales have slumped! The flood of inventory, increase in interest rates and warm weather has caused buyers to pause, observe and assess the market. Buyers may be waiting to see where prices go after the dust settles.
Weekly average prices are all over the place because sample sizes are shrinking.
Sales strategies have shifted now. We are now seeing properties listed around "market value" and sellers "accepting offers any time". Holding offers, Offer Nights and bidding wars with multiple offers is not the standard strategy anymore.
Selling in this market has become more challenging, but prices are still high. The nicest and best priced homes are selling the fastest. Selling first then buying maybe a consideration for people who are seeing lots of homes they are interested in. If you know anyone considering selling, have them contact me to discuss.
